Multi-Family Re-Cladding

Full exterior replacement for apartment buildings, townhome associations and condominiums, phased by building or elevation so the property stays occupied throughout.

How a Commercial Job Runs

STEP 01

Walk the Elevations

We walk every elevation, measure the square footage and note what is behind the cladding wherever we can see it, before a number goes on paper.

STEP 02

Written Bid, Repairs Named

The bid separates the cladding from the substrate repair, with a unit price for rot and sheathing, so a surprise behind the wall is a known rate rather than a renegotiation.

STEP 03

Phase Around Tenants

We agree the phasing with you: which buildings, which elevations, in what order, and what notice your tenants get. Parking and access get sorted before day one.

STEP 04

Clean Site, Final Walk

The site is cleared daily, not at the end. When the phase is done we walk it with you and close the punch list before invoicing.

Questions We Get From Property Owners

What happens when you find rot behind the old siding?

You see it before we cover it, and it is billed at the unit rate that was already in your bid. We photograph what we find. Nobody should be asked to approve a repair they cannot see.

Can you phase a large property across seasons or budgets?

Yes. Associations and owners often do one building or one elevation at a time. We will hold pricing on the agreed phases and sequence them so the property never looks half finished from the street.

Do you handle the association or board approval?

We provide what the board needs: the scope, the product data, colour samples and the insurance certificates. We have sat in the meeting to answer questions when that helps it move.

Do you work with insurance carriers?

Yes, on storm and wind claims. We document the damage elevation by elevation and write the scope so it lines up with the carrier estimate. Where real damage was missed we file a supplement rather than absorb it or cut the scope.

Are you licensed and insured for commercial work?

Yes. We carry general liability and workers compensation, and we provide certificates naming your entity as additional insured before work starts. Send us your required limits with the bid request.
